Warners House

Warners House began with a simple question: how does a small terrace of homes hold its own beside a suburban lake without pretending to be a resort? The answer was quiet — long horizontal lines of hand-thrown brick, ironbark screens weathering to silver, and roofs that step down the slope so the neighbours keep their view of the water.

Inside, each residence is a slow, layered plan. A sunken living room opens to a walled courtyard; a stair rises past a shaded reading nook; the primary suite floats above the treeline. Every window frames something worth keeping.

Delivered in partnership with Ellis Constructions, Warners House sold out prior to completion and is now home to nine households — most of them locals rightsizing from freestanding homes further up the ridge.
